Technician Inspector serves as the "final line of defense" for quality and safety. Their primary purpose is to ensure that products, systems, or structures meet rigorous technical standards, regulatory requirements, and safety protocols before they reach the user or move to the next phase of production.
1.Technical Assessment (The Core Scope)You are responsible for checking five critical "systems" of a property using specialized engineering tools.
Checking for "hollow" tiles (using a rubber mallet/tapping stick).
Verifying wall verticality and floor levels (using Laser Aligners).
Inspecting for structural cracks, paint consistency, and ceiling neatness.
Testing every socket for correct wiring and grounding (using Digital Socket Testers).
Checking the Consumer Unit (Breaker Box) for proper labeling and safety.
Testing light switches and ensuring "Earth Leakage" protection works.
Simulating "heavy rain" on balconies/windows to check for leaks.
Checking water pressure and drainage speed in sinks, toilets, and showers.
Using Infrared Thermal Cameras to find hidden pipe leaks inside walls.
Using Drones to inspect roof tiles for cracks or misalignment.
Checking the attic for insulation quality and termite protection systems.
Measuring room dimensions with Laser Meters to ensure they match the Sale and Purchase Agreement (SPA).
Digital Tagging: Taking high-quality photos of every defect and "tagging" them in a specialized PDI app.
Severity Categorization: Marking defects as "Minor" (cosmetic), "Major" (functional), or "Critical" (safety/legal).
PDF Generation: Delivering a formal, bilingual (Thai/English) report to the client within 24–48 hours.
Developer Liaison: Explaining the technical reason why a defect is unacceptable to the developer's site engineer.
Rectification Meeting: Attending the meeting where the developer agrees on a timeline for repairs.
Second/Third Rounds: Returning to the site to "re-inspect" and verify that the repairs were done correctly before the buyer signs the transfer of ownership.
The Technician Inspector will coordinate the handover daily operations, including can control quality of building under standard of Facility Division. The Special Inspector's primary responsibility is to inspect throughout building and provide reports throughout the construction process within their area of expertise. Inspectors will ensure the proper execution of all drawings and specifications by contractors. The ideal candidate should establish and uphold professional working relationships with architects, engineers, general contractors, subcontractors, and the public knowledge and abilities listed has experience as a Building Inspector.
