Kinkora Investments (Kinkora) is a privately owned real estate investment management platform focused on acquiring and actively managing high quality real estate assets in Australia’s major metropolitan markets. We manage more than $776 million of existing commercial assets and $100 million of equity in residential for sale projects with an end value of ~$1.06 billion. We provide investors with considered investment options across the risk return spectrum, targeting assets supported by strong fundamentals and identifiable value creation opportunities.
Kinkora invests alongside aligned private and institutional capital partners and adopts a disciplined, underwriting‑led approach with a strong emphasis on asset management, leasing execution and downside protection. The platform has experience transacting assets requiring active leasing, repositioning and capital structuring.
Kinkora forms part of the wider KordaMentha group.
We are looking to expand our team and are seeking a Property Analyst to join us in Melbourne. You will join a dynamic national team with a focus on culture, excellence, and a bias to action.
As a Property Analyst, you will play a key supporting role within our Asset and Fund Management team, providing high-quality data management, analytical information, reporting coordination and process support across a portfolio of commercial real estate assets. This role is execution-focused and suited to someone early in their career who takes pride in accuracy, organisation, and disciplined follow-through.
Working closely with Asset Managers, Finance, Performance Improvement and other stakeholders of the senior leadership team, you will help ensure that property data, leasing information, and fund-level financial inputs are accurate, current and well-managed to support informed decision-making at both asset and fund level.
This is a hands-on role with exposure across valuation, budgeting and reporting cycles. You will manage clearly defined processes under guidance, coordinate inputs from multiple stakeholders, and take ownership of keeping core systems, models and documentation up to date.
Support the asset and fund management teams across data analysis and information management activities
Maintain accurate and up-to-date leasing information across Argus and related fund income models
Own data integrity and filing processes, ensuring information is well organised, current and auditable
Assist with fund-level process support, including helping prepare Board and Investment papers (supporting, not leading)
Coordinate monthly reporting processes, including consolidating inputs across asset teams
Project manage engagements with external stakeholders, including consolidating quotes and managing timelines
Support with wider annual processes across the team
Assist in the preparation of annual property budgets and related supporting information
Liaise with Facilities Management and Property Management teams to follow up action items and information requests
Support reconciliations such as tenancy schedule reviews and updates
Contribute to continuous improvement of reporting, data management and administrative processes
1–3 years’ experience in property, asset management, fund management, finance or a related discipline
Tertiary qualification in Property preferred; candidates with economics or finance degrees are also encouraged to apply
Argus experience is desirable but not essential
Exceptional Excel capability, with confidence working in detailed models and large datasets
Strong quantitative skills with a high degree of proficiency in Microsoft Office Suite.
Strong attention to detail with a forensic, disciplined approach to data accuracy
Personable and professional communicator, able to work effectively with internal and external stakeholders
Ability to manage competing deadlines and follow structured processes under supervision
Comfortable taking ownership of clearly defined tasks and seeing them through end to end
Strong written communication and documentation skills
Strong work ethic
Expectation of full-time, in-office presence
