Analyst, Investment

Analyst in the Investment Team at Kendall Square Asset Management (“KSAMC”) will support the execution of logistics real estate investments across the full asset lifecycle.

This role is highly execution-focused and provides hands-on exposure to acquisitions, development, leasing, financing, and disposition. The candidate will work closely with senior team members to deliver analytical insights and support key investment decisions.

Key Responsibilities

1. Financial Analysis & Modeling

• Build and maintain financial models for logistics real estate investments (development and income assets)
• Conduct return analysis including IRR, equity multiple, and sensitivity scenarios
• Support underwriting of new investment opportunities

1. Investment Execution Support

• Assist in acquisition and disposition processes, including due diligence coordination and data room management
• Prepare investment materials such as Investment Committee memos, teasers, and internal reports
• Track deal progress and support transaction execution timelines

1. Market Research & Deal Screening

• Conduct market research on logistics supply/demand, rental levels, and transaction benchmarks
• Screen potential investment opportunities and support preliminary feasibility analysis
• Collect and analyze comparable transaction and leasing data

1. Development & Project Support

• Assist in monitoring development progress, including construction schedules, budgets, and key milestones
• Support permitting and licensing processes through documentation and coordination with consultants
• Help track project risks and key issues

1. Leasing & Asset Support

• Support leasing activities, including preparation of marketing materials and tenant analysis
• Assist in evaluating tenant requirements and lease terms
• Track leasing status and performance metrics

1. Financing & Investor Support

• Assist in preparation of materials for lenders and investors
• Support financial data analysis for financing and capital raising processes
• Help prepare periodic reports for investors

1. Cross-functional Coordination

• Work closely with internal teams (Asset Management, Construction, Leasing, Legal, Finance)
• Coordinate with external parties including brokers, consultants, and advisors
• Maintain organized documentation and project tracking

Requirements

• 2–4 years of experience in real estate, investment, consulting, IB, or related fields
• Strong Excel and financial modeling skills
• Analytical mindset with attention to detail
• Strong written and verbal communication skills (Korean and English)
• Ability to manage multiple tasks in a fast-paced environment
