About the Role
We are seeking a highly organized and proactive Portfolio Operations Manager to oversee the day-to-day operations of a growing portfolio of rental, co-living, and shared-living properties across Southern California. This role combines remote operational management with regular field visits to properties throughout Riverside, Orange, and San Diego counties.
The ideal candidate has experience managing property operations, coordinating vendors, tracking maintenance and occupancy performance, and ensuring properties remain compliant, safe, and well-maintained. This is a hands-on operations role that requires strong communication, organization, and problem-solving skills.
Key Responsibilities
- Coordinate with multiple third-party property managers and house/resident managers across our SoCal portfolio (Orange County, Riverside County, and San Diego) with some out-of-state properties.
- Oversee day-to-day operations of a rent-by-the-room/bed portfolio—including resident placement coordination, house manager accountability, and shared-space maintenance standards.
- Track occupancy, collections, delinquencies, and maintenance/turns via simple dashboards.
- Act as the primary ops point of contact between ownership and all property managers and house managers.
- Conduct regular field visits in Orange County and Riverside County to spot-check property conditions and verify manager performance.
- Prepare a short weekly summary report for leadership: key wins, issues, and priorities.
Requirements
- 2–5 years managing multi-site residential portfolios (SFR, multifamily, or co-living)
- Proficient in Google Sheets/Excel and basic task tools (Asana, Trello, or ClickUp)
- Experience with property management software like AppFolio, Buildium, Yardi, or Propertyware
- Strong communication and problem-solving abilities.
- Reliable transportation and willingness to conduct regular field visits.
Preferred Qualifications
- Experience in affordable housing, sober living, or transitional housing.
- Experience managing property turnovers and occupancy performance.
- Familiarity with property management software.
Location & Schedule
- Must be based in or near Orange County or Riverside County, California.
- Full-time, long-term commitment, Monday–Friday, 9:00 AM–5:00 PM Pacific Time
- Hybrid structure: 3 days remote / 2 days in the field (mileage reimbursed).
